When I head to a listing appointment, most often than not, one of the key things owners ask is: “what do we need to do to get our home ready for the market?” Most sellers are acquainted with the idea that they might need new paint, carpet, refinished hardwood floors, and perhaps a new roof. In addition, many turn to staging, as it has become so successful and popular to transform frumpy homes with a current trendy palette, completely changing the way we market homes.

 

That said, staging is expensive, and many sellers don’t have any place to put their old furniture. In other situations, perhaps their old furniture is adequate or appealing so there really isn’t a need to spend extra money on staging.

 

Good news! There is a way to make sure your house stands out without having to spend extra money on staging and going through the hassle of finding and paying for a storage unit to place your current furniture. The answer is simple: invest in new bedding, linens, and kitchen accessories.

 

If you are thinking about selling your home in the next 2 years, it’s never too early to begin investing in these three things. Ever looked at a picture of a home on sale and been turned off instantly because of the pattern of the bedding in the master bedroom or because of the outdated curtains in the living room? It happens more often than one would think, and once a buyer sees those images, it’s hard for them to imagine anything else without thinking of the drab décor. First impressions matter. You want to guarantee that your home stands out through your photos and that the buyer could envision themselves living in the space.

 

So, if you’re going to sell in the next 1-3 years, why not get the benefit of fresh linens today? Why not transform your house from your 1990’s floral, rose-thicket bedding into one of today’s chic, clean, and trendy styles?

 

It’s completely understandable. For most of us, we tend to become comfortable and practical with the things that we already own. New bedding, towels, and/or kitchen accessories are truly a frivolous expenditure when everything we currently have is 100% functional. But, when the day comes for you to sell your house and you have the additional expenses of possibly painting, landscape work, flooring, etc., it comes as a tough pill to swallow when your agent mentions that you really need a new bed spread and should replace your towels. Because to do it right costs real money.

 

So, for all of you families out there where one of you has wanted new things and the other has been holding back on the purchase, if you are going to sell, this investment into new bedding, linens, and kitchen accessories is not a wasteful one! Not only will it make your partner really happy, but it will also make your house feel newer and updated, your linens will feel fabulous, and you will reap the rewards when it comes time to sell!
